What to Expect
When you first contact Carson Inspection Service, please have the size and address of the home, your realtor's name and phone number (if you are using one), the date and time you would like to schedule the inspection, and a list of any special concerns you have about the home. We will discuss these issues, you will be provided a price quote, and we will schedule the inspection.
Onsite Inspection
The onsite inspection will usually run about 3 hours. You are encouraged to attend the inspection and ask questions. You are welcome to accompany me to all areas of the home except the attic, crawlspace, and roof. The following components of the home will be inspected:
- Roof surface, gutters and downspouts.
- Exterior (siding, trim, decks) and grounds (vegetation, grading, drainage).
- Foundation, crawlspace, and basement.
- Attic and roof structure.
- Interior living spaces and permanently installed kitchen appliances.
- Heating, ventilation and air conditioning.
- Plumbing system.
- Electrical system.
- Readily visible insulation.
- Attached garage.
Computer Report
You will receive a computer generated report complete with color photos to clarify any defects observed usually within 24 hours of the onsite inspection. The reports are usually 20-30 pages long and include a summary.

Pest and Dryrot Inspection
For additional peace of mind, most home-buyers also choose to have a pest and dryrot inspection in addition to the standard home inspection. Some lending programs (e.g. FHA and VA loans) require a pest and dryrot report and require a specific format. When you book your home inspection with Carson Inspection Service, you may opt for our pest and dryrot report at no additional cost (a $200 value). Just let us know that you want the additional service.
